Here at Meadows at Burnside Farms, a portion of our residences have been reserved for moderate to middle income, critical workforce such as teachers, nurses, first responders, City of Columbia and other workers. The Essential Housing at Meadows at Burnside Farms enables these essential workers to live in the community where they work, avoid a lengthy commute, and spend more time with family. If an-applicant's annual income does not exceed 50% or 80% AMI (Area Median Income), they are eligible to apply for these rent adjusted apartment homes (labeled Essential Housing). Any applicant or household living in one of our mixed-income apartments can earn up to the following annual incomes. 

(50%) - .P6

  • 1-person home may earn no more than $32,450 annually
  • 2-person home may earn no more than $37,100 annually
  • 3-person home may earn no more than $41,700 annually
  • 4-person home may earn no more than $46,350 annually
  • 5-person home may earn no more than $50,050 annually

(80%) - .P8

  • 1-person home may earn no more than $51,920 annually
  • 2-person home may earn no more than $59,360 annually
  • 3-person home may earn no more than $66,720 annually
  • 4-person home may earn no more than $74,160 annually
  • 5-person home may earn no more than $80,080 annually


INCOME VERIFICATION

  1. 1 month's worth of consecutive pay stubs 
  2. Additional documents may be required depending on each person’s individual income and assets. 
  3. Most recent, consecutive 6 to 8 weeks of pay stubs
  4. Most recent W-2 form
  5. Signed copy of your most recent income tax return
  6. SSI awards letter
  7. 12 months’ pay history of child support
